Sharonville, Ohio, is preparing to enter the next phase of its revitalization project. A request for proposal (RFP) for a new hotel development was released mid-September and the project is fully under way.
In August, Hotel & Leisure Advisors (HL&A) completed a market-feasibility analysis that provided recommendations for the type, size and features of the new hotel. The company projected a 180-room, select service, chain-affiliated hotel that directly connects to the newly renovated 65,000 square-foot Sharonville Convention Center, and has easy access to both interstates I-75 and I-275.
“While our newly expanded, state-of-the-art Center has performed better than expected during its first full year of operation, significant growth potential still exists within the sports, regional corporate, state association, convention and tradeshow event markets,” said Jim Downtown, executive director, Sharonville Convention Center.
“These events expect not only a first class convention facility, but a branded, anchor hotel that has direct access and is in alignment with the high-quality of our Center. Through our partnership with the Greater Cincinnati CVB, we have worked hard to identify a targeted list of an additional 1,300 events that currently meet within our competitive set and produce significant hotel room nights.”
Using a $6 million budget, a few infrastructure improvements are being made, such as new stamped walkways and decorative lighting along the corridor. Future projects include the $140 million Princeton School District complex and continued development along the Chester Road Corridor.
“The Princeton School District will soon be home to the sixth largest public school facility in the state,” said Chris Xeil Lyons, economic development director, City of Sharonville. “This new campus will feature a 2,500-seat arena-style gymnasium, a 1,000-seat performance theater and a 500-seat natatorium. The district is scheduled to host several regional and national events; this hotel is critical to satisfying the current and future demand for both the school district and convention center.”
Providing development partners an opportunity to survey and inspect the space, the city is holding a meeting allowing them to meet with the city and convention center officials on Oct. 4 at the Sharonville Convention Center.
